Sometimes, but if we do offer below market value it can actually still be more profitable for you once you take into account your management fees, bills, voids and ongoing maintenance costs etc. We will work through these figures with you to ensure both parties achieve a profit.
Yes, the rent that we pay you each month is fixed, agreed in advance and stated within our agreement.
We will set up a standing order to ensure you are paid on an agreed date every month into a bank account of your choice.
Yes, in any instance where our tenants do not pay us their rent on time, we will still pay you your rent on time every month as agreed.
Yes, we can either pay you a refundable deposit or pay for a deposit insurance policy instead.
We will individually rent the rooms to working professional tenants, collect their rent each month, pay the monthly household bills, pay you your monthly rent and then whatever money is left over is our profit.
We mainly consider student properties that have a minimum of 5 bedrooms, but we will also consider properties with 3 bedrooms and 2 or more reception rooms.
Your property generally has to be in a good state of repair and compliant to HMO safety legislation, but we consider properties with minor damages or in need of redecoration or new furniture. We can also assist with bringing any compliance needed up to date.
No, we can provide our own high quality furnishings as we know what types and style of furniture our tenants like and expect. You may have the option to keep the furniture at the end of our agreement too!
Ideally large white goods, but it's not essential. We can provide the necessary small white goods, e.g. microwaves, kettles, toasters etc.
The property must have the correct class usage, and a HMO licence where required. You should also have an in-date gas safety record, electrical installation condition report and an EPC certificate, but if not, we can easily arrange these for you.
We will redecorate as necessary to a modern standard. This can include anything from simply giving the house a lick of paint to fitting new flooring/carpets and fully refurnishing throughout. Any redecoration will be agreed with you first.
We ensure this in various ways such as carefully selecting and fully referencing our tenants, taking the necessary tenancy deposits for any unlikely damages caused, carrying out regular inspections and having our in-house cleaning team clean regularly.
Simply put, it's in our best interest to ensure your property is well looked after in order for us to attract quality tenants.
We will immediately arrange and pay for any damage to be repaired correctly and then deduct the costs from the tenancy deposits.
We will care for and treat your property as if it's our own and will to hand back it back to you in the same or better condition that it was in when we initially rented it from you. We are happy if you wish to conduct an inventory of the property beforehand to ensure this.
No because, as we are paying your rent, we are effectively your only 'tenant', so you only need to speak with us. We will handle all our tenant referencing, deposits, contracts, inventories, check in and check out's etc.
Yes, absolutely. We will not own your property in any way whatsoever. We will simply be renting it from you.
Yes, you can visit your property anytime you like. You just need to give us 48 hours notice so we can arrange to meet you there and to give our tenants the legal 24 hours notice required should we need to enter their rooms.
